A couple relocating from the Northeast bought a newly built Mediterranean estate a few hundred feet from the dunes and wanted the backyard to feel like the resorts they honeymooned at — a generous pool, a spa that seats eight, and a real outdoor kitchen for the way they entertain.
Building this close to the Atlantic means salt, wind, and a water table that fights you the whole way down. We specified marine-grade everything, engineered a structure rated for the coastal wind zone, and sequenced the gunite and dewatering around two named storms that rolled through during construction. The owners watched all of it happen from their phone — they were still up north for the first ten weeks.
The finished backyard reads like a single composition: a 40-foot pool with a raised spa spilling into it, a shaded summer kitchen, and three sheer-descent water features that you can hear from the house. They hosted forty people for New Year's before the deck sealer was fully cured.
